 In appraisal, an umpire is an unbiased neutral third party appointed to help resolve disputes between two appraisers.

A qualified umpire is a competent, disinterested, impartial individual who has been chosen by the two appraisers or appointed by a judge and who is charged with the responsibility of evaluating the differences in the amount of the loss set by the two appraisers. 

Umpires should be neutral, experienced in property loss evaluation, and free of any conflict of interest.

 The Umpire's role is to help reach a fair and impartial settlement when there's a valuation conflict between two parties. If the two appraisers can’t come to terms, the umpire reviews both sides’ valuations and makes a decision
