Challenges in finding a reliable contractor:


 Finding a contractor, and especially the right contractor, can be a daunting and time-consuming enterprise. 


Finding, vetting, and interviewing. Some accept insurance work while many do not, most require license by law while a few do not, big, small, longevity, history, the list of challenges in finding the right fit is vast.

 
Contacting "free" contractor referral services online results in unsolicited and relentless phone calls, texts, and emails. Search engine results for a "contractor near me" produce pages and pages of results to sift through, friend/family member referrals come with their own bias, and at the end of the day the filed needs to be narrowed down to the seemingly best choices for an interview or two for final selections.


So why is this so difficult ?


Wide Range of Prices

  • Lack of Specifications: Unlike projects incorporating architects or designers, typical (especially homeowner) projects start with a simple conversation between the owner and a contractor (or two, or three, or more contractors). The owner projects his or her wants (i.e. "I need to replace my roof") and the contractor puts together a bid using their interpretation of what that looks like. Of course, with this approach the prices will vary widely because each contractor has been left to his own opinion on key aspects of the bid, like manufacturer, warranty, and inevitably one will be extremely low due to a mistake and one will be extremely high due, leaving the rest somewhere in the middle with still more questions for the owner on which is the most accurate for their situation.
     

Lack of Availability

  • High demand: Good contractors are often booked months in advance.
     
  • Delays: Scheduling can become complicated, especially for larger projects.
     

Unclear or Vague Estimates

  • Hidden costs: Some contractors provide vague quotes that later balloon.
     
  • No written estimate: Without a written agreement, you risk cost disputes.
     

Poor Communication

  • Unresponsiveness: Some contractors may not return calls or emails promptly.
     
  • Misunderstandings: Poor communication can lead to unmet expectations or errors in work.
     

Lack of Proper Credentials

  • Unlicensed or uninsured: Hiring someone without proper licensing or insurance exposes you to legal or financial risks.
     
  • Fake reviews or references: It can be hard to tell who is truly qualified.
     

Quality Concerns

  • Shoddy workmanship: Some contractors cut corners or do not meet industry standards.
     
  • No warranties: If problems arise later, you may not have any recourse.

  • Missed deadlines: Many homeowners deal with contractors who don’t finish on time.
